The availability schedule above identifies a theoretical split of the space. The internal walls will not be constructed until deals are completed. Therefore you have the choice of taking multiple units across multiple floors.
Phase 2 is the continuation of Urban Splash’s redevelopment of the estate, it will provide around 200 new homes, a new resident’s garden and over 2,500m2 of mixed use commercial space, including offices and cafes. Phase 1 of Park Hill boldly paved the way for renewal and stripped the building back to it’s concrete frame. Our approach to Phase 2 is lighter touch, keeping as much of the existing fabric as possible while introducing some colour. The commercial space will be finished to a shell specification with glazed frontages and capped services. Allowing occupiers to fit the space out to reflect their businesses and personalities.
The units will available to purchase on new 250 year long leases. The ground rent will be based on 50p per sq ft per annum and index linked with reviews every 10 years. A service charge will also be levied. Alternatively, units are available to rent on new FRI leases.

Construction of Phase 2 started towards the end of 2018. Completion of the main scheme will be Spring 2021 with some units available late 2020.
