Location

Park Hill is like no other place. Iconic is an overused term, but it really does apply to Park Hill. Completed in 1961, the Grade II* Listed Park Hill (the largest Listed structure in Europe) is a landmark on the Sheffield skyline atop one of the city's seven hills immediately to the east of the mainline railway station and city centre. It is already full of character and Urban Splash want to continue to create a world class landscape, inside and outside its walls. Urban Splash want to create a real community - with homes, workspaces, art and more green space then ever in shared gardens. Phase 1 laid the foundations; Phase 2 is delivering the destination; Phase 3 is building the community - including the addition of 350 student bedrooms.

Specifications

Phase 1 of Park Hill boldly paved the way for renewal and stripped the building back to it's concrete frame. Phase 2 - designed by Mickhail Riches - has adopted a lighter touch, keeping as much of the existing fabric as possible while introducing some colour. This means that the original brick facades have been retained, to give prominence to the original features. Although designed by Architects Whittam Cox, the design of Phase 3 will largely flow with the same aesthetics as Phase 2. There will be workspaces available on the ground floor which will be managed by Urban Splash.

The commercial space will be finished to a shell specification with capped services. This will allow occupiers to fit the space out to reflect their businesses and personalities.

Terms

The units will available to rent on new FRI leases or available to purchase on new 250 year long leases.
The ground rent will be based on 50p per sq ft per annum and index linked with reviews every 10 years.
