The site is located on the eastern edge of Sheffield City Centre. Broad Street is accessed directly off Park Square roundabout.
The surrounding area has witnessed a significant amount of development over recent years, including the succesful Gateway student housing scheme opposite the site. Victoria Quays is nearby and provides a tranquil City Centre escape with amenities such as bars, cafes, hotels and a gym.
The development of Park Hill continues with the 2nd phase of the scheme being launched to the market in February 2020. Park Hill will continue to grow and will undoubtedly have a positive impact on Broad Street.
The site is regular in shape, with boundaries to Broad Street to north and Bard Street to the East. The Old Harrow pub (not inspected) occupies the Eastern side of the site. The remainder is brownfield land. We are assuming the existing building will be demolished by any purchaser.
We have a commissioned a planning audit from Urbana Town Planners - copy available to download (see downloads section). From this we understand that residential development will be considered. Historically, our clients had commissioned an architect to develop a scheme on the site. This showed a 4 storey development comprising commercial and parking at ground floor and 72 bed spaces above. We also believe that a larger scheme could gain approval. However, any proposed development will require a detailed planning consent.
The site is available to purchase freehold. We are requesting bids on either a conditional basis or unconditional basis. See the attached offer guidance note.
